Commercial Solar Panel Installation | EPC Services
Need Solar is a commercial solar EPC contractor delivering rooftop, ground-mount, and canopy photovoltaic systems for commercial property owners, industrial operators, logistics REITs, and corporate sustainability teams. Our commercial portfolio ranges from 100 kW retail rooftops to 10 MW industrial sites — each engineered for maximum lifetime kWh, structural safety, and clean integration with your existing electrical service.
For commercial property owners, on-site solar is one of the highest-IRR capital improvements you can make. With the 30% federal Investment Tax Credit, MACRS depreciation, and rising utility rates, payback periods of 4–7 years are routine in most US states — and the system continues producing for 25+ years after that. We make that math real with bankable engineering and disciplined construction execution.
Commercial Solar Engineering & Structural Review
Every commercial rooftop we install begins with a structural engineering review. Our PE-stamped analysis verifies that the existing roof can carry the dead, snow, and wind loads of the new array, identifies ballast vs. attached racking recommendations, and produces a permit-ready package. For TPO, EPDM, and standing seam metal roofs we use racking systems engineered specifically for that membrane and warranty profile so you don't void the roof warranty.
On the electrical side we size string inverters or central inverters appropriate to the building's service, design service tap or supply-side connection, coordinate utility paperwork (interconnection application, net metering or net billing enrollment), and build the AHJ permit package.
Procurement, Installation & Commissioning
We procure Tier-1 commercial-grade modules (typically 540–625 W bifacial or monofacial), commercial string inverters (Sungrow, SMA, Solis, or equivalent), and racking from CertainTeed, IronRidge, Unirac, or PanelClaw. Equipment is staged and protected on site and our self-perform installation crews execute the build to your schedule — including weekend and after-hours work to minimize tenant disruption.
Commissioning includes string-level IV testing, thermal scans, monitoring portal setup with tenant-friendly dashboards, and as-built documentation. We hand over a clean O&M binder and offer ongoing maintenance contracts to keep production at modeled levels.
Incentives, Financing & Off-Take Structures
We help our commercial clients structure projects to maximize after-tax economics. That can mean direct ownership and using the 30% ITC plus MACRS, a sale-leaseback with a tax-equity investor, a Power Purchase Agreement (PPA) with no upfront capex, or a C-PACE financing structure depending on your jurisdiction. Our team coordinates with your tax advisor and lender so the structure is locked before we break ground.
For multi-site portfolios we offer master EPC agreements that drive per-watt pricing down, standardize equipment specifications, and accelerate deployment across dozens of locations.
